What is ZEscrow?

  • ZEscrow is a digital tool designed to automate the process and procedures necessary to open, close, maintain and service escrow, trust, and custodial accounts.
  • Users will be able to access escrow accounts quickly and directly through a responsive online portal.
  • The system will handle funding, release of funds, authentication, statement production, interest calculations (including the ability to split interest) and document retention.

What are the requirements for ZEscrow?

  • Embassy Bank Master Account (Operating/Master account)
  • Escrow Holding Account (housing all sub-accounts)
  • Email address for the ability to access the online portal.

What date will accounts convert over to the new Escrow Manager product provided through Embassy’s partnership with ZEscrow?

All accounts will be converted on June 1, 2023. The last day to access the current Escrow Manager platform or conduct transactions before the conversion will be Tuesday, May 30th. Access to the new Escrow Platform begins on Tuesday June 6th.

How do I login?

You will receive an email from "zescrow@zescrow.net" requesting your email address, the creation of a password, and to set up your new ZEscrow credentials. If the email is not received by June 6th, reach out to Embassy’s Business Solutions Team at 610-691-0433 or email escrowmanager@embassybank.com.

My authorized representative is not an account signer, how can they access ZEscrow?

Embassy Bank has added all current authorized users to the new escrow platform. If you need to review who the current users are, please email us at escrowmanager@embassybank.com or call 610-691-0433, and make sure we have current valid email addresses.

Will I need to order and submit special deposit tickets for sub-accounts?

  • Special deposit tickets are no longer needed.
  • You will open new sub-accounts digitally through the ZEscrow platform. 

What will change when my Escrow Management processing is migrated to ZEscrow?

  • You will no longer need to process transfers by going to a branch or by emailing escrowmanager@embassybank.com.
  • All transfers and account closures will be processed digitally by you or your authorized users on the ZEscrow platform.
  • The Escrow Manager account will now be referred to as the Holding Account. (Housing all sub-accounts).
  • The Disbursement account now will be referred to as the Master/Operating Account and will be used for all transactions for both deposits and disbursements.
  • You will no longer receive a statement from Embassy Bank for the Holding account. You will access digital statements on the holding account and the sub accounts through the digital portal.
  • A copy of the tenant’s W-9 will be required to be uploaded for interest reporting purposes. For your convenience, ZEscrow also offers the ability to send the W-9s digitally to the beneficiary.

Will I receive Escrow statements?

  • Yes, all statements can be accessed through the digital portal, including subaccount statements.
  • Statement history will not convert. Please download these now if needed. Embassy Bank will hold statements in retention.

What happens if I have access to multiple organizations?

  • If a User has access to multiple organizations, you will receive an invitation for each organization.
  • You will have to go through the complete set-up process for each organization.
  • For any additional organization, you will have to agree to the Terms and Conditions.
  • One login will allow you to view all the organizations on one screen.

What if my tenant is not a resident of the United States?

A W-8 is required for tax ownership and reporting purposes instead of a W-9, and these will be available through the digital portal. 

Will my Escrow Manager Savings account and disbursement account number change?

No, your account numbers will remain the same. 

Interest Calculations and posting

For interest-bearing escrow accounts, your interest rate will remain the same. Your interest will now be posted on the first business day following the end of the month. Example: Interest for June will be calculated from June 1st through June 30th and posted on the next business day, Monday, July 3rd.  

Who will send out my 2023 tax form?

ZEscrow will mail all required year end 1099 tax forms. Regulatory compliance is built into the portal. Ongoing W-9s and other tax paperwork, are generated and accessible from the portal. 

Can I still call the bank to do my transfers after the migration to ZEscrow?

  • All transfers after the migration will be initiated through the ZEscrow platform by an authorized company user.
  • Cutoff times for transactions – daily cutoff times will be 4pm EST – to be available the next business day.
  • Transfer posting will follow the normal banking business schedule.
  • ZSuite access will be available 24/7 for you to schedule your transfers via the online portal.
